Strategic Construction Sourcing Manager This role is with a Client of mine who are into the business of building and managing apartment buildings in the United States of America. They are looking for someone who lives in China and can help build a long-term strategy of sourcing quality construction products directly in China. The Strategic Construction Sourcing Manager should have a strong background in strategic sourcing for construction products and would be responsible for managing the sourcing and purchasing of all elements used in construction of apartment buildings. This includes, but is not limited to: specialty millwork, plumbing fixtures, lighting, furniture, building equipment, construction materials and construction finishes. The ideal candidate must have strong ability to build relationships up the supply chain, sound financial management knowledge as well as solid project management capabilities. Responsibilities: • Work closely with internal U.S.-based Construction Trades as well as domestic Chinese suppliers, to establish stand-alone and bulk contracts that support our building initiatives. • Collaborating from initial design phase through finish products, to maintain quality while reducing costs. • Research specified products and propose lower cost or higher quality alternates • Solve complex problems by using abstract thinking and creative problem solving. • Creates business cases for value add ideas to calculate ROI and savings to the company • Negotiate with suppliers of construction materials for volume discounts on 100+ unit apartment projects. • Partner with Construction Foreman to ensure a strong supply chain, scheduling materials to arrive just in time for installation. • Research and apply for Rebate Programs. • Maintain product documentation including supplier, cost, specifications, and installation instructions. • Participate in project economic evaluations. Required Skills: • Bilingual, must speak fluent English and Chinese/Mandarin. • Bachelor’s Degree. • 5 years of experience in supply chain management and/or strategic sourcing management. • Experience with the Construction/Building Material industry is highly preferred, but not required. • Ability to build complex internal relationships and relationships with critical suppliers. • Negotiate commercial agreements with suppliers to ensure supply, control pricing, and mitigate risk. • Be an expert in contractual negotiations and business consequences linked to contracts. • Ability to read blueprints and interpret building code is a plus. • Willing to take calls during supplier's business hours. • Must be organized, detailed oriented, and able to coordinate multiple projects simultaneously. • Have superior analytical, influencing, and communication skills. • Must have sound negotiating skills.

Keep updated records of office expenses and accounting entries. • Contacting with accountant on documents related to tax, pension funds and other critical documents checking all compliance is filed quarterly. • Handle Purchase confirmation documents, Preparation and validation of sales orders, Delivery, Receipts. • Drafts, formats, follows and prints relevant documents and contact Warehouse on required documents according to the shipments and maintaining records. • Prepare documents for import of goods and liaising with customs agents to clear the exportation. • Follow up shipments, service suppliers and perform relationship manager role. Preference: Preferred candidates from FM CG sales and marketing segments. Having Import and Export Knowledge Proven ability to work independently in an office setting and within a virtual team environment. Job Types: Full-time, Permanent
